Orono Inspections  

Inspections are not done without a permit.  Once a permit is obtained, depending on the type of permit, you may need one inspection or several.  Please check the charts below to see what inspections are required.  It is the responsibility of the contractor or homeowner to call in for inspections.

We have one full-time inspector on staff.  Inspections are scheduled Monday-Friday  from 9:30 a.m. to 11:30 a.m. and 1:00 p.m. to 4:00 p.m.  To schedule an inspection call the Orono City offices at  (952) 249-4600, anyone answering the phone will be able to schedule an inspection for you. 

During summer hours from Memorial Day to Labor Day, inspections are scheduled Monday - Thursday, 9:00 a.m. to 11:30 a.m. and 1:00 p.m. to 4:30 p.m., and on Fridays from 9:00 a.m. to 11:00 a.m.

Usually we can guarantee an inspection within 24-48 hours, but during the busy times of the year it may definitely be up to 48 hours before we can get an inspector out to see you.  Check the dates listed below for Government Holidays; plan accordingly realizing that inspections could be out 2-3 days around those dates.

Electrical Permits / Inspections

Electrical inspections / permits are done by the state.  The inspector for the Orono area is: Bart Luce at (952) 448-3356.  You must call between 7:00 a.m. - 8:30 a.m. Monday - Friday.

Fire Sprinkler & Fuel Storage & Removal Inspections

These inspections are done by the Fire Marshall - James Van Eyll.  He does not office at Orono.  To contact him, please call his cell (952) 473-9701.  He sets his own schedule.

Lawn Sprinklers, Burning Permits  & Septic Inspections

Orono has one septic inspector who also inspects lawn sprinklers septic and burning permits.  He will usually do inspections between 8:30 a.m. - 4:00 p.m., Monday - Friday. During summer hours, which are Memorial Day - Labor Day, inspections are between 8:00 a.m. - 4:30 p.m.  To schedule an inspection call the Orono City offices at  (952) 249-4600; anyone answering the phone will be able to schedule an inspection for you. 

Well Permits / Inspections

Well inspections / permits are done by the Minnesota Department of Health.  Contact them at (651) 215-0811 or check out this link.
 

DETAILS ON CERTAIN PERMITS

 
  1. Footing Inspection - To be made after the forms are in place and prior to the pouring of any concrete.  All survey stakes must be marked.
     
  2. Poured Wall Inspection - To be made after the forms are placed and prior to the pouring of any concrete.
     
  3. Plumbing Inspection - After all plumbing is roughed in; 5# air test is required.
     
  4. Septic System - See septic installers handout.
     
  5. Sewer & Water Connections - To be made prior to covering any portion of connection.  (Schedule 40 pipe and 5# air test is required on sewer piping)
     
  6. Mechanical Inspections - After heating is roughed in.  (Gas line air test required)
     
  7. Electrical Inspections - After all electrical is roughed in.  Inspections and permits done by state electrical inspector.

  8. Framing Inspection - To be made after inspection no. 3, 6 and 7 are complete, but prior to the placement of any covering material.
     
  9. Insulation Inspection - To be made after the roof covering is completed, insulation and vapor barrier are in place, but prior to the placement of any covering material.
     
  10. Stucco Lath - To be made after lathing is in place, but before any plastering is applied.
     
  11. Mechanical Final - When Mechanical Systems are complete.
     
  12. Plumbing Final - When Plumbing is complete.
     
  13. Final Inspection - To be made after the building is complete and prior to occupancy.
